The Village of Buffalo Grove, Illinois (the "Village") owns an approximately 1.1 acre (approx.. 105'  by 476') tract of real estate generally located at 400 LaSalle Lane, the southwest corner of LaSalle Lane and Buffalo Grove Road (the "Property"). The Property is zoned R-1 Residential and is surplus land owned by the Village of Buffalo Grove. At this time, the Village is requesting proposals for the acquisition and development of the property for residential purposes. • Approximately 1.1-acres (105' by 476')
• Zoned for residential use

• Ideal residential location – near major roads, schools, parks, and shopping amenities. Steps from Rick Drazner Park and ½ mile from Prairie Elementary School.
• Direct access to I-294, IL-53, and Prairie View Metra Station (NCS Line) within 5-mile radius
• Served by nationally ranked schools including Prairie Elementary and Twin Groves Middle School (District 96) and Adlai E. Stevenson High School (District 125).

The site is partially improved with stormwater detention accounted for on the east side of Buffalo Grove Road. The eastern portion of the parcel along Buffalo Grove Road has several watermains and vaults which shall not be included in the acquisition. Further information regarding the future public improvements can be found below in the engineering cost estimate and the utility map linked below. The Village does not have a survey for the Property and such survey shall be the responsibility of the awarded party. Proposals will require certain zoning/subdivision approvals which shall be the sole responsibility and risk of the awarded party.

The Proposal shall be in writing and contain an offered price, and proposed terms of acquisition (including but not limited to Due Diligence Period, Contingencies, Earnest Money and Closing Date). Proposals shall also contain:

1. Preliminary development plans, site plans, and/ or elevations for the Property including the nature of the development and the approximate square footage of any structures to be constructed thereon;
2. Approximate cost, buildout schedule, and completion timeline of the project;
3. Any other information deemed relevant by the Village, to determine the valuation, size and scope of the project to be constructed on the Property.

Any party that is interested in acquiring the Property shall submit a Proposal (the “Proposal”) for said acquisition to the Deputy Village Clerk, Jessie Brown JBrown@vbg.org by either email or by mail, at Buffalo Grove Village Hall, 50 Raupp Blvd, Buffalo Grove, Illinois 60089.
Any such Proposal must be submitted no later than 1:00PM CST on Friday December 16, 2022. 

Each person(s), by submitting a Proposal, signifies their intentions and good faith to enter into a contract with the Village, should their Proposal be awarded. Approval of the contract shall be at the sole discretion of the Village Board. The Village retains the right to select any Proposal received, to waive any requirements or formalities, and further to reject any or all Proposals received. The Village makes no warranty or representation of the subject Property’s current condition and future land uses. The Village shall not be responsible for any broker’s commission fees associated with the sale of the Property.
