The Clove development will be going to the Planning and Zoning Commission (PZC) for additional review on Wednesday, May 18 as Kensington Development is now proposing to combine Phases 1 and 2 into one singular phase. On April 6, 2022, PZC approved Phase 1 of the project and understood that Phase 2 would seek approval in a few years’ time. However, Kensington is now able to combine the phases and streamline the project timeline, due to the high market demand for Phase 2. Village Agendas can be viewed here.

Key Information
Kensington Development Partners is proposing to redevelop the 20-acre Town Center property into a new, modern central entertainment and residential district. This compact central district will feature contemporary building design, as well as upscale tenants and be a unique destination for residents and visitors alike.

- a new 43,000 square foot nationally renowned grocery store with an innovative format to meet the demands of today’s consumers.
- a 7-story, 275- to 300-unit high-end apartment building with 16,000 square feet of commercial space on the ground floor. Distinctive from traditional multi-family complexes, the proposed “next generation” apartment building represents the latest in the luxury rental market, where the focus is creating an amenity-rich, convenience-filled environment.
- 65,000 square feet of retail and restaurants scattered throughout the site.
- An approx 0.85 “Central Park” will sit in the middle of the site and can be programmed for concerts, the arts and other civic events.
Phase Two of the plan would revitalize the remaining 34,000 square feet located on the northern portion of the site, creating new opportunities for existing and future tenants. Under the terms of the MOU, Kensington will pursue Phase Two within five years of the construction of Phase One.
- 2018 - Lake Cook Corridor Plan, a community-driven vision was adopted as part of the Village's Comprehensive Plan
- 2020 - BG establishes the Lake Cook Corridor Tax Increment Financing (TIF) district to help implement the Lake Cook Corridor Plan
- 2020-Attracted to the Lake Cook Corridor's bold vision as well as the TIF, Kensington Developers goes under contract with the Town Center owners to purchase the property. Kensington and the Village being to refine the plan and negotiate a public-private partnership
- 2021 (Nov) - Buffalo Grove approves a Memorandum of Understanding (MOU) with Kensington to help facilitate the project. The total investment and project costs are estimated to exceed $150 million. The Village Board reviews the concept plan and refers the plan for further review to the Planning and Zoning Commission.
- 2021 (Dec) Kensington presents their concept plan to the Village Board and the Planning and Zoning Commission (PZC).
- 2022 (April 6) A public hearing for the project was scheduled during the Planning and Zoning Commission (PZC) Meeting . The PZC unanimously recommended approval for the project.
- 2022 (May 18) The Clove development will be going to the Planning and Zoning Commission (PZC) for additional review and public hearing on Wednesday, May 18 as Kensington Development is now proposing to combine Phases 1 and 2 into one singular phase. Village Agendas can be found here.
