DEVELOPMENT OPPORTUNITY - BERENESA PLAZA – Milwaukee Avenue & Deerfield Parkway
The Village approved a site plan for the development of Berenesa Plaza in September 2007. The property is controlled by Parkway Bank & Trust pursuant to a foreclosure. Parkway and the Village are interested in working with creative and experienced developers to complete the project as a signature development at this major gateway to the community. The Village encourages innovative land planning approaches and will fully consider ideas for site plan changes to achieve a vibrant and successful development providing useful shopping opportunities and services for the community.

Access: Improvements to the intersection of Milwaukee Avenue and Deerfield Parkway, including new traffic signals and turn lanes, will be required by the Illinois Department of Transportation. The Lake County Department of Transportation will require related improvements to Deerfield Parkway west of the Milwaukee Avenue intersection.
Incentives: The Village is amenable to incentives for quality commercial development generating noteworthy sales taxes.

LAND & LAKES – Milwaukee Avenue, north of Busch Parkway
In June, 2008, the Village’s Corporate Authorities approved the annexation of the Land & Lakes property. The property includes three parcels: East Parcel, West Frontage Parcel and West Rear Parcel along Milwaukee Avenue north of Busch Parkway. The East Parcel is 7.34 acres and was zoned Industrial with a special use for a landscape transfer facility. The West Frontage is 17.4 acres, and the West Rear is 41 acres. These parcels were zoned B-3 for commercial development. The conceptual plan depicts a full service hotel, and approximately 446,000 square feet of retail. The Village and developer, Land & Lakes, will provide for a high–quality commercial development, including a unified architectural design for the buildings, an attractive sign package, and amenity features such as central open space, extensive landscaping, and a network of interior sidewalks and paths linking various portions of the Land & Lakes property and immediate adjacent properties to the north and south.

APTAKISIC CREEK CORPORATE PARK
In October, 2007, the Village’s Corporate Authorities approved the development of the Aptakisic Creek Corporate Park in Buffalo Grove. The Park is located on the south side of Aptakisic Road, east of the railroad tracks. The overall site area is 28.7 acres, and includes maintaining the existing industrial building (173, 000 sq. ft.), and construction of two new industrial buildings, (building #1, 187,598 sq. ft.) and (building #2, 146,250 sq. ft.). The existing industrial building has been leased to Prime Source Building Products. The project is being developed by Bridge Peerless LLC.
